Subdivision is a process of dividing a parcel of land or a building into one or more further parcels or changing an existing boundary location. Subdivision can include creating lifestyle blocks / boundary adjustments / farm park developments / comprehensive residential developments.
Before you buy a property, it may be wise to have it surveyed or if your property was surveyed a very long time ago there may be uncertainty as to where the boundaries lie. Our surveyors can clarify things for you through a boundary definition survey.
A topographical survey is an accurate depiction of the ground surface (contours) and its features including buildings, services, roading, vegetation, fences and watercourses in terms of the local and regional reference points (local Datum).
A scheme plan shows newly designed property boundaries, areas of the proposed lots, service locations and any proposed easements required, roads and accessways. Our Surveyors design and documents scheme plans which create the basis of a subdivision and help with the Resource Consent and approvals processes.
Property title records show a property’s owners, legal description and the rights and restrictions registered against the property title – example include covenants, encumbrances, easements, historic titles, obscure titles, lost records, and Māori land records.
Our Surveyors work with Architects, Engineers and Contractors to accurately site and set out lots, buildings, and infrastructure. This involves transferring design plans onto the ground using accurate measurements and reference points enabling a smooth construction process.
A project can start and end with a Surveyor. For example, once a subdivision is complete our Surveyors provide as-built survey data and documentation to local government, along with council compliance approvals and 223 and 224 completion certificates.
Development Nous offers UAV (Unmanned Aerial Vehicle) drone mapping and aerial photography as a part of the surveying process. UAV flight data and processing produces accurate information in a short timeframe and is good for surveying of larger land parcels quickly and precisely.
GIS is all about collecting, analysing, and visualizing geographic data. This includes gathering information from sources like satellite images, aerial surveys, GPS, and existing maps covering terrain, land use, and demographics. Once the data is analysed, it’s transformed into easy-to-understand maps, helping to communicate important information clearly. This supports decision-making in areas like urban planning, environmental management, and public health.
