Development Nous worked with Context Architects and the consultant team to undertake the medium density redevelopment of existing Kainga Ora homes and Communities (KOHC) sites at 1214-1220 Cunningham Crescent and 723 Collinge Road, Mayfair Hastings. The 5,592m2 brownfield site contained seven existing standalone dwellings that were removed and replaced with 15 new stand alone and duplex 1, 2, 3 and 4-bed dwellings. The design included 8 new 2 storey dwellings fronting Cunningham Crescent and 5 new single storey dwellings off Collinge Road. The Collinge Road dwellings are accessed by a long Jointly Owned Access Lot (JOAL). 

A comprehensive landscape architectural design was provided for the site including detailed landscape deign of all private back yards including, washing lines, sheds, utility area, outdoor living space and vegetation. The JOAL has also been designed to integrate with the development providing a public realm interface for the enjoyment of the KOHC customers and the community. 

DNL’s Civil Engineering team completed an integrated infrastructure package for the project including stormwater solutions for the existing waterway that transected the site. 

The project was constructed over an 18-month period and was opened in August 2022.
